My experience I quickly went to work and did some minor rehab. I pulled up the old carpet, refinished the hardwood floors, replaced the dying appliances, painted the interior and furnished the units with Ikea furniture.

My market I marketed to students at a cost between $800-$850 and included all utilities. My results After paying the hoa fees, utilities, taxes and mortgage I cash flow a $100 per month on these units. Is it worth it? I am still trying to figure this out. A recent appraisal found my units have appreciated to 88K in this down market. That is 48K in equity. I haven't had any real problems finding tenants. I haven't had any real problem with tenants. So I guess you would call this success.

What the gurus say The gurus say you can cash in hundreds, thousands sometimes millions of dollars on rentals. To them I say this is bollocks. It is a long hard process in Atlanta to find a profitable, easy rental. Stay motivated but be weary of realtors that over promise. The pickings are slim and the competiton is tough.
